Application Process

  • What other relevant fees or charges should I know about?

    $350 admin fee due at move in.

  • Are there any move in charges?

    We charge a nonrefundable cleaning fee equal to 10% of 1 months rent at move in.

  • If I want to hold an apartment, how do I do that?

    To hold an apartment, you must submit an application and place a $99 deposit fee.

  • Do you accept a shorter lease term?

    No, right now we do not offer short lease terms.

  • Do you offer furnished units?

    We do not, but we can offer you a discount on monthly furniture rentals through our partner, Fernish. Ask our team for more information!

  • How long does it take for an application to be approved?

    Applications usually take 24 to 48 hours for processing but can vary depending on individual screening.

  • What are the application criteria?

    You must make at least 2.5 times the monthly rent.

Resident Life

  • What are my options for paying my rent?

    ACH and Debit/Credit Card payments are preferred thru our resident portal, Henri, but we also accept checks at the leasing office.

  • Am I required to purchase renter's insurance? If so, what is the fee?

    Yes, renters insurance is required. There is a $25/month noncompliance fee if we do not have current renters insurance on file.

  • What happens if a resident is locked out of their apartment?

    After hours lockouts are available by calling the after hours emergency number 206.973.1983

  • How do I submit a maintenance request?

    Maintenance requests can be submitted thru our resident portal, Henri.

  • Do you have on-site maintenance?

    Maintenance is available on-site Monday to Friday and for after hour emergencies.

  • What is the guest policy?

    Guests are allowed but must abide by all property rule and regulations. Tenant is responsible for all guests.

  • How do I pay for electricity and water?

    Water, sewer, and trash are metered in individual apartments by Tacoma Power and paid through our resident portal.

  • Do I need to sort recycling and garbage?

    Yes, we have separate chutes for recycling and for garbage.

Amenities

  • Is smoking allowed?

    No, we are a smoke free building.

  • Do you have storage units available?

    Yes, storage units are available for rent.

  • Do you offer bike storage?

    Yes, free bike storage is available.

  • What are your pet fees? Are they refundable?

    Pet rent of $35/month per pet. $350 nonrefundable pet fee per pet

  • Is your property pet-friendly?

    Yes, we accept dogs and cats. Pet maximum of 2

  • What amenities do the apartment include?

    Apartments include full size appliances, full size W/D, electrical heat, garbage disposals

  • Does the building have a security system?

    The building will have security cameras and controlled access.

  • Is there parking available?

    Yes, garage parking is available at $200/space and $225/space for EV stations.
